Rates and conditions
House booking
Our house can be booked dynamically depending on the seasons of the year:
- During the summer period, which runs from May to September, it is only possible to book weekly stays from Saturday to Saturday as indicated in the “Weekly rate table”.
- Outside the dates indicated in the table it is possible to stay with us by choosing from the various offers available. Contact us for more information by clicking here.
The rates indicated refer to the entire four-room accommodation consisting of a double bedroom and a room with a bunk bed for 3 people.
In total the house can accommodate a maximum of 5 people, including adults and children.
It is also possible to welcome small animals such as dogs and cats, subject to our acceptance with a daily supplement according to the current rates.

City Tourist Tax
In addition to our prices, the guest must pay the municipal tourist tax, equal to €0.30 per person per night for a maximum of 14 days. Children under 12 years of age are exempt.

There are optional additional services that can be requested by the guest when booking the stay. Below is the list of available services.

Conditions
The rates indicated include water consumption, electricity consumption as explained below, bed linen and towels, final cleaning.
Cleaning
The cleaning of the kitchen, the refrigerator, the pots and other dishes used by the guest and the placing of rubbish in the appropriate containers is the guest’s responsibility. In case of non-compliance, a penalty of €100.00 will be applied.
There are no changes of bed linen and towels during weekly stays, unless expressly requested by the guest following the fact that he has stained them. In this case a penalty of €70.00 will be applied.
Use of electricity
The use of electricity is regulated as described in the “Conscious use of energy” on guides by clicking here.
In the event of improper use of energy, even essential equipment may be disabled temporarily or for the entire stay and penalties of up to €50.00 per day may be applied in the event of continued improper use.
We therefore invite our guests to pay attention to the use of electricity according to the indications provided by the system.
Use of parking areas
Inside there is a parking area for a medium-sized car. The parking space is designed to accommodate a medium-sized car as it was built in the 1980s when cars were smaller than today.
In high season periods where the car parks are all occupied, access to the car park may be impractical for large cars. Larger spaces are available outside the residence with both hourly and daily payment via automatic payment columns.

In case of improper use of parking area, penalties and restrictions may be applied.
We therefore invite our guests to pay attention to the use of parking area according to the indications provided by the guide.
Check-in time
The “check-in” arrival time is between 5pm and 7pm. If you arrive before 5pm it is not possible to enter the accommodation. If you need to arrive after 7pm, you must contact us well in advance and agree on a new time with us if possible.
Arrival agreed with us after 7pm involves the payment of a supplement of €60.00.
In the event that the guest does not arrive by 7 pm without having contacted us and without our consent, will be considered as a “no show”, with the loss of the right of stay, without the possibility of any refund.
Check-out time
The “check-out” departure time is strictly by 10 am on the day of departure. Otherwise a penalty of €150.00 will be applied.
Terms and conditions of payment
Standard Rate
- Down payment: upon confirmation of the booking, the down payment must be paid equal to 30% of the total amount of the booking within the terms indicated in the booking. Otherwise the reservation is not valid and therefore cancelled.
- Balance: the balance must be paid within 15 days before arrival. Otherwise it is considered a cancellation without the right to any refund.
- Cancellation: if you cancel your reservation at least 15 days before the arrival date, the down payment paid will be refunded through the issuing of a Voucher as indicated on the “Voucher” page on guides by clicking here. After this deadline, and in case of no-show (“no show”), the amounts paid will not be refunded. Non-refundable rate
- Prepayment: this rate requires prepayment of the total amount of the reservation within the terms indicated in the reservation. Otherwise the reservation is not valid and therefore cancelled.

General conditions
- The Contract is considered valid only with payment of the balance.
- Late arrivals or early departures do not give the right to reductions on the agreed price.
- The payment of the amounts can be made according to the methods and systems as described in the “Payment methods” on guides by clicking here.
